Nido Príncipe Pío, formerly the historic Hotel Florida, has been transformed into high-quality accommodation for students and academic professionals in the heart of Madrid. The renovation preserved the building’s historic character while integrating modern, sustainable design and materials.

A key strategy was the industrialization of construction, allowing strict deadlines to be met. Off-site prefabrication played a central role: steel staircases and an entire façade system were manufactured in controlled environments and installed rapidly on-site. This minimized disruption in the dense urban setting and ensured high-quality finishes.

Located in the APE 001 heritage zone, the project received mandatory approvals from CPPHAN and Civil Protection in just 7 months. Complex logistics, including 24/7 material handling and demolition through internal stairwells, were tightly coordinated. Structural elements were reinforced manually, while BREEAM “Very Good” certification was achieved through waste sorting and sustainability practices.

Through industrialized methods, lean coordination, and skilled teams, the project sets a benchmark for adaptive reuse in historic urban contexts.
